HOME INSPECTIONS

OUR HOME INSPECTIONS – WHAT IS INCLUDED
A home inspection is a comprehensive assessment of a residential property’s condition. The purpose of a home inspection is to provide you with a detailed report on the property’s overall condition, identifying any existing issues or potential problems. Here are some key components typically included in a home inspection in New Jersey:
Structure & Exterior
Structural Components: The home inspector will examine the foundation, walls, roof, attic, floors, ceilings, and overall structural integrity of the property. They look for signs of cracks, settlement, water damage, or any other structural concerns.
Exterior Evaluation: The inspector will inspect the exterior elements of the property, including the siding, windows, doors, decks, porches, driveways, walkways, and drainage systems. They will assess their condition and functionality, and identify any areas of concern.
Roofing: The inspector will examine the roof’s condition, looking for signs of damage, leaks, missing or damaged shingles, and the overall quality of the roof covering. They may also inspect the gutters, downspouts, and ventilation systems.
MECHANICAL SYSTEMS
Plumbing System: The inspection will cover the plumbing system, including pipes, fixtures, faucets, water supply lines, drains, water heaters, and sewage disposal systems. The inspector will check for leaks and water pressure issues, and ensure proper functionality.
Electrical System: The home inspector will assess the electrical system, including the main service panel, circuit breakers, wiring, outlets, light fixtures, and grounding. They will verify compliance with safety codes and identify any potential hazards.
HVAC System: The heating, ventilation, and air conditioning systems will be inspected to ensure they are functioning properly. This includes assessing the furnace, air conditioning units, ductwork, filters, and thermostats.
INTERIORS
Interior Features: The inspector will evaluate the interior components of the home, including walls, ceilings, floors, doors, windows, stairs, railings, fireplaces, and safety features. They may check for signs of moisture, mold, or other issues.
Insulation and Ventilation: The inspector will inspect the insulation levels, ventilation systems, and vapor barriers in the attic and crawl spaces to assess energy efficiency and identify potential moisture problems.
Built-in Appliances: Appliances such as dishwashers, ovens, stoves, microwaves, and garbage disposals may be tested for functionality and safety.
